Buying a home in South Jersey is not as simple as waiting for the “perfect” market. 😉
The headlines make it sound like everyone is sitting still. My clients are proving otherwise.
People outgrow homes. People find the one they cannot stop thinking about. People need more space, want a different town, or finally hit the point where the timing works for their family.
That is why I never want anyone making a decision based on what the news says is happening. Your move should come down to your numbers, your goals, your timeline, and what actually makes sense for your life.
If buying or selling has been sitting in the back of your mind, send me a message anytime. I’d love to help you figure out what the right timing looks like for you.
I’m @askagentnikki, a Washington Township local and Managing Broker; REALTOR® helping people buy and sell across South Jersey.

A few things South Jersey is actually nailing that other places can’t touch. ✅
If you live here, you already know we’re winning at these:
📍 The Community Spirit: The way neighbors show up across our towns (whether it’s a local fundraiser or helping someone move a couch… again)
📍 Real Value: Being able to get more house for your money compared to North Jersey and most Philly suburbs
📍 Unmatched Location: Easy access to everything—quick drives to Philly, fast trips down to the shore, and major routes right nearby without living in nonstop chaos
📍 The Food Scene: Incredible local dining and hidden gems popping up across Burlington, Camden, Gloucester, and Salem counties
📍 Outdoor Spaces: Beautiful parks and nature spots like Scotland Run Park and the Pine Barrens when you need fresh air and a reset
📍 True Neighborhoods: Communities that still feel like real places to connect, not just a sea of matching mailboxes

5 things to check out as this South Jersey summer winds down, that make you realize how lucky we are to call it home 👇
By this point in the year, the humidity has officially gotten to me. This is my foolproof way to convince myself to start loving South Jersey again:
📍 Burlington County: Grab an iced coffee and wander through the shaded trails or scenic floating boardwalks at Historic Smithville Park in Mount Holly.
📍 Camden County: Take a leisurely afternoon stroll down Kings Highway in Downtown Haddonfield to browse the historic boutiques, grab a cold drink, and snap a picture with Haddy the Dinosaur.
📍 Gloucester County: Do a sunset walk around Scotland Run Park in Clayton, or head into Downtown Pitman for patio dining, sweet treats, and small-town charm.
📍 Salem County: Escape the crowds with a peaceful walk or kayak trip through the pristine marshes at Supawna Meadows National Wildlife Refuge.
📍 Bonus SJ Vibe: Take the scenic backroads through farmland and historic towns, and remind yourself how diverse and beautiful South Jersey actually is.

The best way to decide between Washington Township and Mullica Hill before you buy. 👀
The truth is, both are solid choices. The difference isn’t about which one is “better”. It’s about which one fits the way you actually want to live.
Here’s what I walk my clients through when they’re standing right where you are:
Washington Township: quick access to Rt. 42 + 55, tons of shopping and restaurants, more options for newer builds, and neighborhoods with that “everything’s-close” convenience
Mullica Hill: a little quieter, more space, that historic Main Street and established community feel, an easygoing “settle in and stay awhile” vibe (plus you’re still close to everything)
Now ask yourself: What does your everyday look like? What matters more, the first one or the second? What’s your timeline, your budget flexibility, and are you thinking long-term or a few-year move?
Once you get clear on those, the choice usually makes itself.
Which one would you pick? Tell me in the comments, I want to see how split this gets.
COMMENT “MOVE” for a copy of my free SJ Relocation Guide - and if you’ve already narrowed it down and want to talk through what actually fits your situation, send me a message anytime. I’d love to help you land on the right call.

Nicole is knowledgeable, efficient, and a great resource. Highly recommended. Extremely dependable. She will help you regardless if you are ready or not, she provides excellent feedback! Additionally, Nicole will keep you informed about trends, strategies, and available resources with cutting edge proficiency! The best I have seen
Caitlen Berg
I can't recommend Nicole enough!! I worked with her on the purchase of my first home & she was incredibly helpful, answered all of my questions, and didn't complain when I dragged her to numerous house showings in multiple cities. She's obviously highly knowledgeable about the real estate process. She was always very supportive of my decisions, and helped me through a contract that I had to get out of due to a hidden mold issue. I honestly might have abandoned the whole idea and stayed as a renter, if not for her help in working through everything, and now I'm in a home that I love!
